A hotel packs into one building what is normally spread across several: bedrooms, kitchens, laundries, pools and sometimes health clubs. And a guest will not tolerate losing water even for an hour. These features make hotel water tank cleaning an exercise in operational planning more than a cleaning job.

What makes hotel tanks different?

The WHO guidance on water safety in buildings treats hotels among buildings with complex water systems. The WHO fact sheet on legionellosis states that infection spreads by breathing in droplets of contaminated water, and that sources include hot and cold water systems and whirlpool spas. A shower in a hotel room is exactly a source of droplets of that kind.

When should hotel tanks be cleaned across the Saudi seasons?

Occupancy seasons in the Kingdom differ from city to city, and that decides the best timing. The rule: clean several weeks before the high season, not at its peak and not straight after it.

  • Hotels in Makkah and Madinah: peaks fall in Ramadan and the Hajj season, so clean well before them, leaving enough time to fix whatever is found.
  • Summer resort hotels such as Abha and Taif: the peak is summer, so spring is the best time to clean.
  • Hotels in Riyadh, Jeddah and business cities: occupancy follows exhibitions and events, so pick a week without major events.
  • Small serviced apartments: more flexibility, and cleaning can take place mid-week when occupancy is lower.

Within a single day, the lowest-demand hours are usually after midnight and before breakfast and laundry start-up. That window is enough to clean one compartment of a divided tank, and the other compartment is cleaned the following night.

If cleaning uncovers a cracked tank or a damaged lid, a gap before the season lets you repair it without pressure. Cleaning in the last week before the peak leaves the hotel with two bad options: postponing the repair, or closing a tank compartment just when it is needed.

How do you clean hotel tanks without disturbing guests?

    Review the network diagram with the hotel engineer

    Identify the tanks and compartments, which sections each feeds, and whether an alternative route exists during the work.

    Choose the lowest-occupancy nights

    By checking the reservation system, and informing reception, housekeeping and the kitchen in advance.

    The compartment is isolated while the other stays in service, then cleaned, disinfected, rinsed and returned to service before morning.

    Monitor pressure and temperature

    Water pressure on the upper floors is watched during the work so guests do not notice a weak shower.

    Every tap and shower in unoccupied rooms is opened for a few minutes to push old water out of the pipes.

Vacant rooms: the weakest link in hotel water systems

A tank can be perfectly clean, yet the guest still receives water that has sat for weeks in the room's pipes. Rooms that stay closed in low season, or floors closed for renovation, hold water that is not renewed. The WHO recommends flushing unused taps weekly to reduce stagnation.

The European technical guidelines on preventing Legionella infection, published by the European Centre for Disease Prevention and Control in 2017, are aimed at those investigating travel-associated infections, and cover investigation and remedial work in hotels and other accommodation. That is why international hotel chains take care to document everything that concerns their water systems.

Kitchen, laundry and central water heaters

A hotel kitchen starts breakfast preparation in the early hours, and the laundry runs large loads in the morning. So the cleaned compartment must be back in service well before then, and the kitchen supply line should be flushed first. Large central water heaters collect sediment at the bottom, and engineering is well advised to coordinate draining and inspecting them in the same week the tanks are cleaned, so their sediment does not pass into clean water.

Who manages hotel tanks and who carries out the work?

In large hotels the engineering department manages tanks, pumps and heaters, and contracts a specialist provider to do the cleaning. In small serviced apartments the owner or manager may handle everything. In both cases one person must be responsible for the schedule and the log.

Can hotel tanks be cleaned without guests noticing?

Yes, if the tank is divided into two or more compartments. One compartment is cleaned in the small hours while the other feeds the hotel, then returned to service before morning. Water pressure on the upper floors is monitored during the work so that showers do not weaken.

Why do vacant rooms need weekly flushing?

Because water stagnates in the room's pipes and shower for as long as it stays closed, and stagnation is one of the factors that help bacteria grow. The WHO recommends flushing unused taps weekly, and this protects the guest who uses the room for the first time after it has been closed.

No. Pools and whirlpool spas have independent treatment and disinfection systems and different procedures from drinking and domestic water tanks. The two are coordinated only on timing, and equipment and materials are never shared between the systems. The pool equipment supplier should be consulted for its procedures.

What records should a hotel keep about its tanks?

The cleaning date of each tank and compartment, the disinfectant used, before and after photos, the weekly flushing log for vacant rooms, water temperature readings if they are taken, and any repair work. These records are useful in any internal audit or guest complaint.
