What is the best type of roof insulation in Saudi Arabia?

There is no single best type for every case. New roofs usually benefit from an integrated system (waterproof membrane + thermal insulation + protection), while existing roofs where you don't want to remove tiles may suit spray or liquid systems. The roof's condition, the climate and the budget decide after inspection.

Can a roof be insulated without removing the tiles?

Often yes, using clear liquid coatings or systems applied over tiles after treating the joints. But if the leak comes from failed original insulation under the tiles or poor slopes, a lasting fix requires removal.

When is the best time to insulate a roof?

Ideally well before the rainy season and on dry days. Summer work is possible with working hours set to the manufacturer's application temperature range.

Why do we flood-test after waterproofing?

It reveals any defect in seams or edges before the waterproofing is covered with tiles or other layers, so it can be fixed at no extra cost.

How do I know if my underground tank is leaking?

Must the tank be cleaned before insulation?

Yes. Cleaning, removing deposits and drying are essential for adhesion. Coating over a dirty or damp surface fails quickly.

What's the difference between underground and rooftop tank insulation?

Underground tanks face groundwater and soil pressure from outside, so treatment against water entering from outside matters more. Rooftop tanks face heat and sun, so they may also need external thermal insulation.

Can a bathroom be waterproofed without breaking tiles?

Often yes, if the leak comes from joints or specific edges, using injection or clear coatings over the tiles. If the source is a broken pipe or fully failed original waterproofing, limited partial removal is necessary.

What causes damp on the ceiling under a bathroom?

How high should waterproofing go on bathroom walls?

Is spray foam alone enough for waterproofing?

Closed-cell foam resists water, but it needs a protective top coat to keep its properties against sun and wear. The full system (foam + protection) gives reliable waterproofing and thermal insulation.

Why does foam change colour or crumble?

Because it was left exposed to UV without a protective coat, or the coat was not renewed. Periodic maintenance of the protective layer extends the system's life.

Is foam suitable for metal roofs (hangars)?

Yes, it is one of the best solutions for metal roofs: it bonds to them, covers seams and fasteners and greatly lowers internal heat, with a primer suited to metal.

Does it smell after application?

There may be an odour during and briefly after spraying, so it is applied with good ventilation and occupants kept away from the work area until the reaction completes.

What's the difference between thermal and waterproof insulation?

Thermal insulation reduces heat transfer; waterproofing stops water. Some materials partly do both, like polyurethane foam, but roofs usually need both functions in an integrated system.

Is thermal insulation required by regulation in Saudi Arabia?

The Saudi Building Code for energy conservation includes thermal insulation requirements for the building envelope, applied through permitting for new buildings. Check with your engineering office for your building's exact requirements.

Can thermal insulation be added to an existing building?

Yes. The easiest point is the roof, via spray or boards on top. Walls can be insulated internally with boards or externally with façade systems, depending on the building.

Which side of a house needs the most thermal insulation?

The roof first, then walls exposed to the sun for long periods, usually west and south, with attention to windows as a major heat-loss point.

Is electronic leak detection accurate?

Modern equipment locates leaks accurately in most cases, and accuracy increases with the technician's experience and by combining methods (acoustic, thermal, moisture, pressure).

Can I detect a leak myself?

You can run a first test: close all taps and watch the water meter. If it moves, there is a leak in the network after the meter. Pinpointing the exact location needs specialist equipment.

Does detection mean breaking tiles?

Does cork insulate sound?

Is epoxy suitable for a majlis or diwaniya floor?

Yes. A roller-coat or self-levelling system gives a glossy, seamless, easy-to-clean surface. In majlis rooms, choose a colour and topcoat that suit the lighting and deal with ground-floor slab moisture before application, because rising damp is one of the most common causes of epoxy blistering on ground floors.

What's the difference between roller-coat and self-levelling epoxy?

Roller coats are thin layers that protect the surface, stop dusting and suit light traffic. Self-levelling systems are thicker, give a flat smooth finish and take more traffic. Epoxy mortar with quartz sand is for heavy loads and forklifts. The use and loads decide the right system.

Can epoxy be applied to new concrete?

You must wait until the concrete's moisture falls to the limit set by the system's data sheet; some products require less than 4% moisture by weight and no rising damp. If the schedule can't allow the wait, primers designed for damp substrates are used per the manufacturer's recommendation.

Why did a previous epoxy floor peel?

The most common reasons: applying on a smooth surface without grinding, leftover dust, rising damp from the ground, or applying over a weak cement layer. The fix starts by removing the detached coating and identifying the cause before reapplying; otherwise the failure repeats.

When can the floor be used after application?

It varies by product and temperature. Data sheets for some systems state light foot traffic after about a day at 20°C and full cure after about seven days. In car parks and warehouses, vehicles and forklifts should not enter before full cure.

Is epoxy used to line water tanks?

Yes, but only grades approved for contact with drinking water, and this is carried out under the tank insulation service with its own preparation and disinfection procedures. Industrial floor epoxy is not intended for tanks and must not be used in them.

Polyurea Coating

What's the difference between polyurea and polyurethane?

Polyurea comes from reacting isocyanate with amines, an extremely fast reaction that needs no catalyst, so it sets within seconds into a tough elastic membrane. Polyurethane comes from isocyanate reacting with polyols and is relatively slower; it includes thermal-insulating foam and liquid coatings. Polyurea is often used as a protective, waterproof layer over foam.

Is polyurea safe for drinking-water tanks?

Only if the complete system (primer and coating) holds a drinking-water suitability certificate such as NSF/ANSI/CAN 61, is applied per the manufacturer's instructions and fully cured, and the tank is then disinfected and rinsed before filling. General or hybrid grades that aren't approved are not used inside drinking-water tanks.

Why do bubbles appear in polyurea sprayed on concrete?

Usually because air or moisture escapes from the concrete pores during spraying, especially when the surface is hot. Prevention means a suitable pore-sealing primer, spraying when the surface temperature is lower, and confirming the concrete is dry before starting.

Is polyurea suitable for metal roofs?

Yes. It bonds to metal after rust removal and a suitable primer, and covers seams and fasteners in one continuous layer. If lowering heat is also a goal, polyurethane foam is sprayed first and then covered with polyurea or a reflective protective coating.

Is polyurea suitable for car-park decks?

It is used on car-park decks and walkways for its abrasion resistance and flexibility over hairline cracks, with a wear-resistant topcoat and anti-slip aggregate. The system should be designed with the engineer to detail expansion joints and drainage points.

Old Insulation Renewal

Can new insulation be applied over the old one?

Yes, if inspection proves the old layer is dry, bonded to the substrate and chemically compatible with the new system. If it is saturated, detached or blistered, overcoating traps moisture and transfers the problem to the new layer, so those areas must be removed first.

How do we know the old insulation is saturated?

With a thermal scan at the right time, moisture meters, then confirmation with small core cuts that are repaired after inspection. Appearance alone is not enough, because the surface can look sound while the layers beneath are wet.

What is an adhesion test and why is it done?

A test that measures how strongly a layer bonds to the substrate, such as the pull-off test for coatings on concrete per ASTM D7234, or a practical test applying a sample of the new system to a small area. It shows whether the old layer can serve as a base for the new system.

When is full removal better than renewal?

When a large share of the insulation is wet or detached, slopes are wrong and cause ponding, or many layers from past repairs have built up. How often does the foam's protective coat need renewing?

It depends on the coating type, thickness and sun exposure. The IBHS guide to foam roofs states that protective coatings are typically reapplied every 10 to 20 years depending on type and original thickness, with inspections twice a year to catch wear early.

What is honeycombing in concrete and is it dangerous?

Honeycombing is voids and exposed coarse aggregate without mortar, caused by poor compaction or grout leaking from formwork. Surface honeycombing is treated with repair mortar, but deep honeycombing in columns and beams, or any that exposes steel, needs structural assessment because it reduces the section and exposes rebar to corrosion.

When do we inject cracks with epoxy and when with polyurethane?

Epoxy bonds dormant, dry cracks and restores continuity. Polyurethane seals damp or leaking cracks. Active cracks that move with temperature or loads are not bonded with a rigid material until the cause of movement is identified and treated.

Why does concrete spall and expose the steel?

When rebar corrodes because of carbonation or chlorides, the rust occupies several times the volume of the original steel and pushes on the cover until it cracks and falls off. A proper repair removes all damaged concrete around the steel and treats the steel before rebuilding, rather than plastering over rust.

Is plastering over cracks enough?

No. Plaster hides the crack temporarily, then it returns because the cause remains. First identify the crack's type and cause, such as shrinkage, thermal movement, rebar corrosion or settlement, then choose injection, repair or structural assessment accordingly.

Do you carry out structural repairs?

We carry out repair works to a licensed structural engineer's design in cases that affect an element's capacity, such as deep honeycombing in columns or loss of rebar section. In those cases work does not start before the design and material specifications are approved.

How do we know if a crack is moving?

By monitoring it over time with a crack-width gauge or dated marks at both ends, and noting whether it widens with temperature or load changes. A moving crack needs a flexible treatment or structural assessment; a dormant one can be bonded by injection.

What's the difference between SBS and APP rolls?

Both are polymer-modified bitumen. SBS rolls are more flexible and tolerate substrate movement and day-night temperature swings, while APP rolls resist high heat and UV better. The type is chosen by location and whether it stays exposed or is covered with tiles, following the product's data sheet.

Is a membrane alone enough for a roof?

A membrane is waterproofing only and does not meaningfully reduce roof heat. On exposed roofs it is usually combined with thermal insulation such as extruded polystyrene boards or spray foam, then a protection layer and tiles, giving a system that both stops leaks and reduces heat transfer.

How many membrane layers does a roof need?

Many roofs are done with a single layer of suitable thickness, while some roofs and foundations exposed to water pressure are designed with two layers, crossed or staggered. The decision depends on the project's engineering specification, the roof's condition and the exposure, not on one rule for every building.

Why does a membrane detach or blister?

Common causes: torching onto a damp or dusty surface, primer that hadn't dried, insufficient welding heat at laps, or leaving the rolls exposed to sun without protection. A blister traps air or moisture under the layer; it is treated by opening the area, drying it and re-welding with a cover patch.

Why is a flood test important after membrane waterproofing?

The roof is flooded for a sufficient period after temporarily plugging the drains, then the ceiling below is checked; guidance for this test exists, such as ASTM D5957. It reveals seam and edge defects before they are covered with screed and tiles, while repair is still easy and inexpensive.

Are rolls suitable for foundations and basements?

Yes. They are torched onto the outer face of footings and buried walls after preparation, with corner fillets and treated penetrations, then protected with boards before backfilling. In basements exposed to a groundwater table the system is designed with the engineer, because water pressure requires special detailing.

Why does septic tank concrete corrode from the inside?

Sewage produces hydrogen sulfide gas, which bacteria on damp surfaces above the water line convert into sulfuric acid that gradually attacks the concrete, especially the roof and upper walls. That is why ordinary waterproofing is not enough inside a septic tank; an acid-resistant layer is needed.

Can a septic tank be waterproofed while full?

No. It must be fully emptied, washed and its surfaces dried to the extent the material requires, because coatings don't bond to contaminated or wet surfaces. Emptying is scheduled together with stopping or reducing use during the work and curing period.

Is entering a septic tank dangerous?

Yes. Septic tanks and manholes are confined spaces that may contain toxic and flammable gases and lack oxygen. Work is carried out after ventilation and gas testing, with protective and rescue equipment and an attendant outside; no entry is allowed without these measures.

How do we know a septic tank is leaking into the soil?

Indicators include damp or settling ground around the tank, water level changing without use, and odours in the adjacent soil. Visual inspection after emptying confirms it, and in some cases the water level is monitored for a set period after temporarily plugging the inlets.

What's the difference between septic tank and drinking-water tank waterproofing?

A drinking-water tank needs materials approved for contact with potable water, while a septic tank needs materials resistant to the acids and chemicals in sewage. The materials are not interchangeable, and septic tank coatings are never used in drinking-water tanks.

Do you treat manholes and covers?

How often should a water tank be cleaned?

Periodic cleaning and disinfection is generally recommended, often suggested once or twice a year, with more frequent cleaning depending on incoming water quality, the amount of sediment and the condition of the tank and its covers. A tank should also be cleaned after any maintenance or repair inside it, or when a change in the water is noticed.

What disinfectant is used, and is it safe?

A chlorine disinfectant suitable for drinking water, such as sodium or calcium hypochlorite, is used at a set concentration and contact time, then the solution is drained and the tank rinsed before filling. Safety comes from choosing a product intended for drinking water and sticking to the concentration and rinsing, not from the product alone.

Does cleaning guarantee the water is safe to drink?

Cleaning and disinfection remove sediment and growth and reduce contamination inside the tank, but they don't change the quality of water arriving from the source. If you need to confirm the water is fit to drink, it is advisable to have it analysed at a laboratory accredited by the competent authorities.

Can the water be used right after disinfection?

After draining the disinfection solution, rinsing and refilling, residual chlorine is measured, and the water is used once it is within suitable limits. A faint chlorine smell may be noticed in the first hours and fades gradually with use.

How long does tank cleaning take?

It varies with the tank's size, the amount of sediment and its type. Small rooftop and plastic tanks are usually done within part of a day, while large ground tanks may take longer because of emptying, suction, contact time and rinsing.

What if cracks or leaks appear during cleaning?

Cracks, leaks and lining damage are documented with photos in the report. If the tank needs repair or internal lining, this is done under the tank insulation service with materials approved for drinking water, and the tank is disinfected again after the lining cures; a building leak detection may be needed if the tank level drops without consumption.

When do I need a home inspection?

Before buying an existing property, to know its defects and the cost of fixing them before signing; when taking over a villa or building from the contractor, to document snags and have them fixed; before the warranty period ends; or when damp and leaks appear with no known source.

What does the inspection report include?

It includes a description of the property and inspection scope, and a list of findings organised by location and system: roofs and insulation, visible structure, moisture, plumbing, electrics and finishes. Each finding has a photo, a severity rating and a proposed treatment, with a note on anything that needs further specialist inspection.

Does the inspection reveal every hidden defect?

No non-destructive inspection reveals everything. Thermal cameras and moisture meters uncover many hidden problems without breaking anything, but some defects only show when opened up or over time. That is why the report states the inspection's limits and any areas that could not be accessed.

Does a thermal camera detect leaks?

It detects temperature differences on surfaces, which may be linked to moisture, leaks or missing insulation. It needs a sufficient temperature difference to give a clear result, and its readings are confirmed with moisture meters or pressure tests; no decision is based on the thermal image alone.

Does the inspection include a structural assessment?

It includes a visual inspection of exposed structural elements, recording cracks, honeycombing, rebar corrosion and deformations. If there are signs affecting the building's safety, the report recommends an assessment by a licensed structural engineer, which may involve specialist tests; the visual inspection is not a substitute for it.

Does the team inspect the electrics?

The visible parts are inspected visually: panels, breakers, outlets and signs of overheating or exposed wiring, and they are scanned with the thermal camera to spot hot points. Any finding that needs electrical testing or repair is referred to a qualified electrician.

Do termites come back after treatment?

That is why the soil around the building is treated or baits are used, with periodic follow-up and moisture repairs, and spot treatment is repeated when any new sign appears.

What is the difference between liquid treatment and termite baits?

Liquid treatment creates a treated zone in the soil that termites pass through and are affected by; it acts faster but needs access to the soil around foundations and under slabs. Baits rely on termites carrying the material back to the colony, so they are slower but involve less drilling and disruption, and need periodic monitoring. Many cases combine both.

Can I get rid of termites with a shop-bought insecticide?
