Safe insulation for drinking water tanks: application and handover stages that protect your water

When a villa owner in Riyadh or Jeddah calls to ask for "ground tank insulation", their focus is usually on one question: which material? In truth, choosing the material is only half the decision. An excellent lining approved for drinking water can become a source of taste and odour if it is applied to damp concrete, or if the tank is filled after two days instead of a week. This article does not repeat the rules for choosing materials. Instead it follows the tank's journey from the day of emptying to the first glass of water after the work, showing where execution can go wrong and how you can spot it yourself.

Is the work inside the tank or outside it?

Before anything else, define the type of work, because the risks are completely different. Internal lining is a layer in direct contact with the water, so it is part of the drinking water system and a health question is asked about it before a technical one. External insulation of a rooftop tank, or of a ground tank's walls on the soil side, aims to prevent leakage or reduce heat gain, and does not touch the water as long as the tank is sound.

What are the stages of a safe internal lining, step by step?

    Emptying and initial cleaning

    The tank is emptied, sediment and algae are removed, and the filling supply is isolated so no water enters during the work. It is advisable to arrange an alternative water source for the house for the whole period.

    Assessing and repairing the concrete

    Cracks and honeycombing are inspected and repaired with materials compatible with the lining. A lining is not a substitute for repairing a structural crack.

    Mechanical preparation and drying

    The concrete surface is opened mechanically to improve adhesion, then left to dry. Trapped moisture is one of the most common reasons a lining detaches later.

    Application at the specified thickness

    Coats are applied according to the technical datasheet. Jotun's Tankguard DW datasheet, for example, gives a dry film thickness of 150 microns per coat. Wet film thickness is checked during the work with a comb gauge.

    Continuous ventilation

    A tank is a confined space, and working in it requires forced ventilation and an attendant outside the opening, even with solvent-free products.

    Waiting for the full cure

    The waiting time is not counted from "touch dry" but from the full cure before service given in the datasheet, which varies greatly with temperature.

    Washing, then disinfection

    After curing, the tank is washed with clean water and the wash water discharged, then disinfected by a written procedure before final filling.

Why is cure time the one requirement that cannot be shortened?

An epoxy lining consists of two components that react gradually. Before the reaction completes, the film still holds components that have not yet combined, and these are what could migrate into the water. That is why drinking-water contact certificates tie their results to specific application and cure conditions, and do not cover a product that was rushed into service.

These figures belong to this product as given in its technical datasheet and are quoted here for illustration only. Each product has its own datasheet, and what binds you is the datasheet of the product actually used.

Note the difference between winter and summer. A ground tank in Abha or Tabuk in January may be much colder inside, so curing can take double what the owner expects. In a Riyadh summer, heat speeds up curing but shortens the pot life of the mix, so no more should be mixed than can be applied in time. Ask the applicator to record the tank temperature on the application day, and calculate the return date from it.

What should you check before refilling the tank?

  • A copy of the drinking-water contact certificate showing the trade name of the product applied, not just the company name
  • Product containers on site bearing the same name, batch number and expiry date
  • A record of the application date, temperature, number of coats and measured thicknesses
  • A uniform-coloured surface with no bubbles, sticky patches or flaking, especially at corners and around pipes
  • The full cure time in the datasheet has passed since the date of the last coat
  • The tank has been washed and the wash water fully discharged before disinfection
  • Documented disinfection, then filling and commissioning, noting any taste or smell in the first days

If after commissioning you notice a chemical taste or an unusual smell that does not go away when the water is renewed, do not use the water for drinking or cooking, and contact the applicator. What does the certificate cover and what does it not?

According to NSF, NSF/ANSI/CAN 61 covers protective materials such as cement, paints and coatings that contact drinking water, and evaluates their health effects. But NSF explains that the standard sets no requirements for performance, taste and odour, or support of microbial growth. In practice that means:

  • The certificate does not mean a long life: the durability of a lining depends on preparation and thickness, not on the certificate.
  • The certificate does not replace cleanliness: an insulated tank still needs periodic cleaning, because sediment and biofilm form on any surface.
  • The certificate does not transfer between products: another product from the same company may not be approved for the same use.
  • The certificate is conditional: any departure from the datasheet's application conditions puts the applicator outside what the product was tested for.

What precautions protect the water when insulating a rooftop tank from outside?

External thermal insulation of a rooftop tank with foam or reflective coating is useful in the Saudi summer, but it needs a little discipline: the vent and inspection cover are sealed tightly during spraying, wind direction is considered, and the openings are uncovered again afterwards because blocking them harms the tank. Frequently asked questions

How many days should I wait before refilling a tank after lining it inside?

The time is set by the full cure time in the datasheet of the product used, and it changes with temperature. For example, Jotun's Tankguard DW datasheet gives fourteen days at 10°C, seven days at 23°C and four days at 40°C. After that the tank is washed, disinfected and filled. Do not rely on the surface feeling dry to the touch.

Is it enough for the contractor to say the epoxy is approved for drinking water?

No. Ask for a copy of the certificate and check that it names the same trade product as the containers on site. Many companies make one epoxy for floors and another for drinking water, and a certificate applies to a specific product under specific application conditions. It does not carry over to other products from the same company.

A strange taste appeared in the water after the tank was insulated. What should I do?

Stop using the water for drinking and cooking, tell the applicator at once and ask for the application record and the date of the last coat. The cause may be early filling before full cure or inadequate washing. The tank can be emptied and washed again, and a sample sent to an accredited laboratory if in doubt. If anyone has symptoms, see a doctor.

Does insulating a tank from outside need a drinking-water certificate?

If the material never touches the water, drinking-water approval is not required, but it must not enter the tank through the openings during application, and it must not block the vent or inspection cover. If the tank wall has through-cracks, external material may reach the water, and internal treatment is then needed first.

Can an internal lining be applied while the tank is still damp?

As a rule, the lining is applied to a dry surface within the moisture limits in the product's technical datasheet. Applying it to wet concrete weakens adhesion and may cause bubbles or flaking after some months. So the tank is left to dry after cleaning and repair, with ventilation, and the moisture content is measured before starting.
