Epoxy Flooring Price per Square Metre in Saudi Arabia: Indicative Range and What Moves It

When you request quotations for an epoxy floor, you can easily see a threefold difference between two offers for the same area. That does not necessarily mean one is inflated. More often each contractor is pricing a different system, with a different thickness and a different level of preparation. Understanding those differences protects you both from overpaying and from a low offer that fails within months.

What is the epoxy flooring price per square metre in Saudi Arabia?

The indicative range Azl uses for epoxy flooring is 35 to 120 riyals per square metre before VAT. It spans everything from a roller coat to self-levelling layers and heavy mortar systems. Very small projects carry a minimum project charge, because preparation, equipment and crew costs do not shrink with the area.

Why does thickness change the price more than any other factor?

Epoxy is sold by the kilogram, and thickness decides how many kilograms go into each square metre. The Sikafloor-264 data sheet, for example, lists consumption of about 0.25–0.3 kg/m² for a roller coat, against about 0.9–1.2 kg/m² for a self-smoothing layer. So the thicker layer uses roughly three to four times the material of a single roller coat.

The Sikafloor-263 SL data sheet states that a self-levelling system ranges from 1 to 6 mm in thickness depending on the mix. That is why, when comparing two quotes, the first question is not "how much?" but "what is the thickness or consumption per square metre, and in how many coats?". What else raises or lowers the price?

The concrete surface profile (CSP) guide shows that thin systems only need the smooth profile that grinding achieves, while thicker systems need the rougher profile of shot blasting or scarifying. So choosing a thicker system raises the preparation cost as well as the material cost.

Costs that do not show in a per-metre rate

Some items are priced per linear metre or per piece rather than per square metre, so they disappear in a quick comparison: the cove skirting turned up the wall to make washing easier, the treatment of expansion joints with a flexible material, and the finishing around drains, columns and thresholds. In a small room with many corners these items can be a noticeable share of the total, so ask for them to be listed explicitly in the quote.

How do you compare quotes without being misled?
