Rain in most of Saudi Arabia falls on only a handful of days a year, but when it comes it can be intense, and that is exactly what makes it such a hard test for a roof. A roof that stays dry for eleven months can receive in one hour enough water to expose every blocked drain and every loose upstand. Repairing after the leak is harder, because the roof is wet and most waterproofing materials will not bond to it.

Rain in most regions of the Kingdom is concentrated between late autumn and spring, with big year-to-year swings in intensity. During the rain: what to watch without putting yourself at risk

Do not go up on the roof during lightning or strong wind. If it is safe to go up once the downpour eases, observe from the roof door without walking on wet areas. Moving water tells you things a dry roof never will.

  • Does the water reach the drains quickly, or does it collect in low spots? Photograph every pool and note its location.
  • Does water leave the scuppers with force, or does it overflow the parapet? Overflow means a blockage or a drain too small for the area.
  • Inside: watch ceilings, corners, and the areas around light fittings and AC outlets.
  • If dripping appears, place a container, record the location and time, and do not pierce the ceiling to release water unless a technician is supervising.

After the rain: the inspection that reveals what was hidden

A day or two after the rain stops, compare the room ceilings with your reference photos. Stains that appear late usually mean water travelled some distance inside the roof layers before showing, so the location of the stain is not necessarily the location of the defect.

A temporary fix aims to limit damage until the roof dries, not to repair the insulation. A heavy plastic sheet weighted down over a known leak, or a purpose-made repair tape over a visible crack, is acceptable for a few days.
