Jeddah is a coastal city that is humid for most of the year, groundwater is high in many districts, and soil close to the sea carries salts. Together these three conditions create a pattern of tank problems that differs from dry inland cities. Dust is not the first concern here. The real issues are water that condenses, metal that rusts, and walls that are exposed to moisture from both the outside and the inside.

How does coastal humidity affect water tanks in Jeddah?

Humidity does not get into the water directly, but it works on everything around it. Moist, salty air touches the lid, the fittings and any metal ladder day and night, so corrosion begins at the weakest point. In a rooftop tank the gap between water temperature and air temperature is large enough that vapour condenses on the underside of the lid. A ground tank sits in damp soil that may be salty, so its concrete walls face constant moisture from outside.

Any lining or internal coating you choose must be made for contact with drinking water. For example, Jotun's technical data sheet for Tankguard DW requires the coating to be fully cured, and then the tank must be washed thoroughly and rinsed with clean water before it is used for drinking water. Following those steps matters more than the name of the product itself.

What do high groundwater and salinity do to a ground tank?

A ground tank in Jeddah is excavated into soil that may be damp, and in some locations the water table rises close to the tank floor. Concrete with no external protection slowly absorbs this moisture, and with the salts it begins to deteriorate: white salts bloom on the inner wall, the surface layer flakes, and after a long time the reinforcing steel can rust.

The more serious point is that a crack in a tank wall works in both directions. It lets drinking water leak out into the soil when the tank is full, and it can let soil water in when the level drops.
